<br />Dennis Welsch <br />~1arch 2of, 1997 <br />Page S <br /> <br />Existing land L'ses and Access Conditions <br /> <br />The existing Centre Pointe site is currently pro\'ided with an internal road,\'ay <br />system and three full-mo\'ement access intersections to Cle\'eland A\'enue at <br />!\orth Centre Pointe Dri\'e, Lydia A\'enue and West County Road C2. The <br />northern portion of the existing site is currently partially dew loped with an <br />!\SP office building of approximately 110,OOO-square-feet. The remaining land <br />area to the \,'est of Cle\'eland Awnue to the south to the Count\' Road C <br />intersection is currenth' undewloped. This includes a wetland area bet\';een <br />the 1-35\\' northr-ound ramF's and the southern boundary of the site. <br /> <br />Cle\'eland Awnue is completely de\'eloped on the ea~t side ben\'een Co'..:nr:-," <br />Roads C and D, The northernmost land uses include single family residence~ <br />,,'ith direct access to/from Cle\'eland A\'enue. There is also an existing <br />residential roadway (E,renner Axenue). The southernmost land uses incJude <br />industrial/,\'arehouse uses that generate truck traffjc. The~e la!ld U5e~ 2150 <br />ha\'e direct access to/from Clewland Annue. <br /> <br />PROPOSED CO~DITIO~S <br /> <br />The proposed Centre Pointe Business Park de\'elopment \,-ill add <br />arpoximately 620,OO(l-square-feet of building space to the site. This ,,'ili <br />include roughly 3.f3,OOO-square-feet of general office space, 156,000-square-feet <br />of showroom/warehouse space, t\\'O hotels totaling 190 rooms c.nd H,OOC'- <br />square-feet of restaurant space. <br /> <br />The proposed de\'elopment plans would add three full-mo\'ement access <br />intersections to the site, such that the total site would be ser,iced by six full- <br />mo\'ement access intersections. The site is expected to be completed built-out <br />by the Year 2000. <br /> <br />TRAFFIC FORECASTS <br /> <br />PM peak hour traffic forecasts \\'ere prepared for the expected year following <br />development completion or Year 2001. The traffic forecasts consisted of the <br />anticipated Year 2001 background forecasts plus the projected site-generated <br />forecasts. The "background" traffic conditions refer to the estimated traffic <br />demands that would be present in the Year 2001 if the development site \,-ere <br />to remain vacant. The fol1owing points outline the methodology that was used <br />to develop the traffic forecasts at each of the key intersections. <br /> <br />-- <br /> <br />.~_.. <br />
