<br />-.. <br /> <br />Mr. Jay Kennedy <br />September 18, 1997 <br />Page 2 <br /> <br />A second concern is the driveway location on Centre Pointe Drive at the south end side of the development. <br />This is relatively close to Cleveland A venue and with the high peaking characteristics of an office development <br />traffic, the intersection will be blocked occasionally. There will be a considerable amount of traffic from <br />Building A and B which will travel to this driveway and will be delayed. <br /> <br />The third concern relates to geometric design throughout the site plan. The entrances to Centre Pointe Drive <br />are relatively narrow, measuring approximately 28 feet. The radii shown are very small on the parking lot side. <br />This will make it very difficult for vehicles to enter the parking area when there are other vehicles exiting the <br />parking areas. The widths and radii should be redesigned to provide adequate maneuvering room at the <br />driveway at Centre Pointe Drive and at the access to the parking areas. Even with some additional width and <br />larger radii, there is the opportunity for outbound traffic to block inbound traffic from certain maneuvers. With <br />the voiume of traffic on Centre Pointe Dri ve, this may not be back up onto the street. <br /> <br />There are also two areas on site which need some modification to clearly define the routes for traffic. At the <br />north comer of Building A, the curb should be extended north vide a right angle intersection rather than to be <br />relatively flat between the aisles on the west and north sides of the building. Similarly, there is a large open <br />area at the northeast side of the building which is triangular in shape between the various parking areas. There <br />should be some type of an island to define the paths of the vehicles in the area. <br /> <br />The driveway locations on Pointe Drive are slightly different than those which were shown on the overall plan. <br />They should be in a position to line up with driveways from Lots 8 and 7. The location of the drive into the <br />northwest edge of the development appears to be approximately in line with the overall plan for access to <br />Lot 8. The other location of the driveway is different from that originally shown, but the access to Lot 7 can <br />either be lined up with this driveway or moved further to the south. <br /> <br />We have not calculated trip generation from the development nor have we calculated the volumes anticipated <br />at each of the entrances. It appears that the two primary entrances will be at the far south end and the <br />northwest edge ofthe Phase IT development. The west central access to Centre Pointe Drive will have the least <br />volume of traffic. <br /> <br />If you have any questions regarding our comments or need any additional information, please feel free to call <br />us.
