Boehlke 3070 North Cleveland Roseville, MN 55113 633-3533 March 8, 1997 <;:J \A 't qp \ ,0\" 41\ V Dennis Welsch Community Development Director City of Roseville 2660 Civic Center Drive Roseville, MN 55113 RE: Amendment to Centre Pointe Business Park Plan Dear Mr. Welsch: This letter is an expression of our strong opposition to the amendment proposed by Ryan Companies to the Centre Point Business Park development We have resided in our home on Cleveland Avenue for 33 years and have experienced much change in our neighborhood throughout that period. When we first moved here, it was a quiet residential conununity. These were the years before 35W and the considerable expansion of businesses and industry in this section of Roseville. We have successfully prevailed in our efforts to maintain our neighborhood. Homes rather than apartment complexes were built on adjacent property, and we reluctantly accepted the development of Centre Point Business Park several years ago when we realized. that homes could not be built that close to the freeway. When Centre Point was approved, we were assured that the hotels and restaurants would be developed on the south end of the property. We were extremely dismayed when we learned of the new plan to move this type of development to the north end of the parcel. We are disappointed that the city would even consider such a change that would so detrimentally impact a residential neighborhood. Traffic has increased. dramatically in recent years. The removal of hundreds of trees across the street has increased the noise from the freeway to a level that is often distracting. Building two hotels and two or more res~urants on the north end would bring hundreds of additional cars and trucks entering and exiting Centre Point Drive on a daily basis. Our driveway is directly across the street from that intersection. In this neighborhood, we often refer to ourselves as "the forgotten citizens of RoseviUe." We are good, responsible citizens. We take pride in OUT homes. We are concerned for our environment. Increased traffic, noise and unacceptable air 'quality will surely decrease our property values and cause us great personal distress. We respectfully ask the Planning Commission and the Oty Council to carefully review the concerns raised in the Febroary 26 letter from the Director of the Minnesota Pollution Control Agency.
