Supplemental Information Regarding: Proposed National Tire Warehouse (NTW), Roseville Minnesota Background The subject property is located on Snelling A venue immediately north of the Knights of Columbus building. To the south of the Knights of Columbus building is Oakcrest Avenue. The site is bounded to the north by Rosebrook Park, a health club to the west, and the Oakcrest access to Snelling Avenue to the east. The 1.86 acre site is owned by the Knights of Columbus and has been used for parking. National Tire Warehouse (NTW) is purchasing the property for the construction of the store described below. The existing zoning, B-2, allows auto accessory stores. In 1995 the city reviewed and approved an application for a Western Auto store on this and the adjacent Knights of Columbus parcel. That application was reviewed under the provisions of the City's PUD ordinance since the Knights of Columbus site is zoned B-1. This application differs in that it does not require the demolition of the Knights of Columbus building, nor does it require a rezonmg. Legal Description of Parcel The East 395 feet of the Northeast Quarter of the Northeast Quarter of Section 9, Township 29, Range 23, Ramsey County, Minnesota, except the North 767 feet and except the South 335 feet thereof. Subject to State Trunk Highway No. 51, according to the US Government Survey thereof, Ramsey County, Minnesota Proposal National Tire Warehouse proposes to build a 11,370 square foot building on the site. The site plan shows parking for 57 vehicles which exceeds the City requirements for a facility ofthis type and size. Access will be provide to the Snelling frontage road at the current location. A cross access easement will be executed with the Knights of Columbus parcel to the south. The site will receive limited (once a week) deliveries by tractor trailers. NTW is a specialty retailer engaged in the following activities: . New tire (passenger cars and light duty trucks) sales and installation . Brake service . Shocks and strut sales and installation . Alignments and associated repairs . Custom wheels sales and installation All service work takes place inside ofthe building in a guaranteed 59 minute or less. No vehicles will be left outside overnight.
