<br />January 8, 1997 <br /> <br />To: <br /> <br />Rick Jopke, Assistant Director of Community Development <br />Jay Kennedy, Assistant Director of Public Works ~ <br />SKETCH PLAN COMMENTS-ZEECE PROPERTY <br /> <br />From: <br /> <br />RE: <br /> <br />I conducted a review of the latest proposal for the Zeece property and have the following <br />preliminary comments: <br /> <br />~ The site plan indicates vacating an existing sanitary sewer easement. The easement contains <br />an active sanitary sewer which must remain. Therefore, the easement cannot be vacated. <br /> <br />~ The additional cul-de-sac proposed for the development must meet current City standards <br />which include a 60-foot wide street right-of-way and a 120-foot diameter cul-de-sac right-of- <br />-way. Any street constructed should be 32 feet wide with B-618 curb and gutter constructed <br />to the City's standard 7-ton design. <br /> <br />~ For the units facing County Road B, an appropriate turnaround must be constructed. There <br />is also a potential need for additional right-of-way across the portion of the property abutting <br />County Road B. <br /> <br />~ Portions of this site contain poor soils. The developer proposes to construct only crawl <br />spaces under the twin-homes which will minimize any soil correction required. It should be <br />noted that utilities would be required for the buildings proposed on the City property. <br />Construction of these utilities would likely be affected by the poor soils. <br />
