<br />comprehensive plan also indicates that the site should be developed as a Planned Unit <br />Development (PUD) zone. The City Council has also indicated that the lots fronting on <br />Burke should have an architectural design that makes them "design compatible" with <br />single family units. The type of housing proposed, twinhomes, adds to the diversity of <br />home designs and life style choices in the community. <br /> <br />2.3) Both parcels are currently zoned R-1 Single Family Residential. <br /> <br />JJ2 Description of the Current Proposal <br /> <br />3.1) Mr. Larry Aim, owner of Southwind Homes, Inc., has signed a purchase <br />agreement with Mr. Zeece to acquire the Zeece property to develop up to 18 twin <br />homes. His most recent project is another similar townhome project located on the <br />southeast side of Goodrich Golf Course near White Bear Avenue and Larpenteur <br />Avenue in Maplewood. Mr Aim has also expressed an interest in acquiring the City's <br />land for the development of additional twin homes. Mr. Aim is working with the City <br />Manager and City Attorney on the terms to purchase the city parcel. Construction could <br />begin in May-June, 1997. <br /> <br />3.2) The target market population is professionals and empty nesters. Staff estimates <br />a new population of 50 to 65 new residents. The density of the project would be <br />approximately 6 units per acre which is consistent with the medium density <br />comprehensive plan designation (6 to 10 units per acre). The developer has agreed to <br />develop the project in 3 to 4 phases and to analyze other alternative, higher density or <br />more affordable units as those directions become available from the City. <br /> <br />3.3) The proposed two bedroom twin homes would be single story 1,200 to 1,380 <br />square foot units with double garages and possibilities for additional screened porches <br />which would sell for approximately $139,900. The units will be clad in a combination of <br />maintenance earthen tones of free vinyl siding and brick accents on the fronts. Garage <br />fronts will have some different design details including wood doors, some garage <br />windows and louvers, and brick along the garage face and entry areas. The developer <br />has attempted to create more diversity by turning some of the garage entrances to <br />reduce the consecutive garage door appearance throughout the development. <br /> <br />3.4) Staff estimates that traffic generated onto County Road 8 would not exceed 7 to <br />9 vehicle trips per day per unit; a range of 225 to 300 trips per day would be added to <br /> <br />2 <br />
