When Rosedale Square was constructed, the approved identification for <br />the shopping center was a monument sign at the immediate corner of <br />County Road C and Lincoln Drive (northwest quadrant) and a 200 square <br />foot pylon sign near the center of the parking area, west of Lincoln <br />Drive. The latter pylon, however, does not specifically identify the <br />center, but denotes Burger Brothers Sporting Goods and Hirshfield's. <br />The problem the center has experienced is that there is no visible <br />identification for the name of the center (Rosedale Square) for perscns <br />coming from the north via Lincoln Drive. <br /> <br />2. The shopping center can have up to three pylon signs of 200 square <br />feet each, thus, one solution would have been to add another pylon sign. <br />However, in discussing this with the applicants, Staff has suggested that <br />it would be more appropriate to add square footage to the existing sign <br />rather than construct a third identification sign. Therefore, the <br />applicants are requesting a variance to increase the size of the existing <br />pylon size by an additional 54 square feet. Such an increase could be <br />conditioned on limiting the center to a total of two identification signs <br />__ the ground sign and the pylon sign in question. <br /> <br />3. Attached is a copy of a statement from the applicants explaining their <br />proposal and copies of the site plan and elevations of the proposed sign <br />addition. You will note that the sign is a considerable distance from <br />Lincoln Drive. The minimum setback would have been 30 feet. The <br />site plan shows that the sign is setback approximately 82 feet (112 feet <br />minus 30 feet) from the east property line, which is the west <br />right-of-way line of Lincoln Drive. <br /> <br />4. In summary, a variance is requested to increase the size of the existing <br />pylon sign from 200 square feet to 254 square feet, with the condition <br />that no additional pylon signs be added. <br />
