<br />ROSEVILLE PLANNING APPLICATION NARRATIVE <br />CONDITIONAL USE PERMIT FOR THE CONSTRUCTION OF <br />PERSONAL COMMUNICATIONS SERVICES (PCS) ANTENNAS ON THE <br />ROSEDALE PROFESSIONAL BUILDING <br />MIN102A <br /> <br />1. Size of current site. <br />The lot is 2.91 acres. <br /> <br />2. Nature of buildings (existing and proposed). <br />The existing building is the Rosedale Professional Center, a six-story office building. The <br />proposed construction would place Personal Communications Services (PCS) antennas on <br />the building's penthouse roof <br /> <br />3. Proposed use of the land and buildings. <br />The proposed use would not affect the land, but the Rosedale ProfessioI1al Center <br />building. The antennas are proposed to be attached to the building's penthouse roof <br /> <br />4. Existing and proposed zoning. Why are you requesting this particular zoning <br />change? <br />The existing zoning for this land is B-1: Limited Business. The proposal to attach <br />antennas to the building's penthouse roof does not affect the existing zoning, Therefore, <br />we are not requesting a zoning change. <br /> <br />5. Description of your business, history of business, operations, number of employees, <br />etc. <br />Because this proposal is to construct antennas, and this type of construction will not <br />accommodate any people, this question is not applicable. <br /> <br />6. Number of proposed parking spaces and how parking relates to the proposed <br />ordinance. Are there any unique conditions relating to the parking? <br />There are no proposed parking spaces at this time. This proposal will not increase the <br />traffic that is currently generated to this facility. US West will need to access the base <br />equipment once per month to conduct routine maintenance. <br /> <br />7. If variances are being requested, please explain the nature of hardship that justifies <br />said variance. <br />No variance is being requested. <br /> <br />8. Please discuss the current and proposed drainage situation and what provisions are <br />being made for the appropriate utility. <br />The proposed construction of antennas on the building's penthouse roof does not affect <br />the drainage for the lot. This question is not applicable. <br />
