Description. Give a complete description of the proposed project and ancillary <br />fa:lcilities (attach additional sheets as necessary). Emphasize construction and <br />oJperation methods and features that will cause physical manipulation of the <br />eJllvironment or produce wastes. Indicate the timing and duration of construction <br />adivities. <br /> <br />The proposed Gateway Business Park will be a commercia]Jindustrial business campus with <br />four "build to suit" office/manufacturing buildings and a "multi-tenant" office warehouse <br />building (see Exhibit No.5, Figure 5.3). The adjacent land uses which include industrial <br />buildings and the freeway system suggest that a business campus development is appropriate <br />for this location. The project is located in the northwest quadrant of the Interstate <br />Highway 35W and State Highway 36 interchange. The site is bound by County Road B2 to the <br />north, and the Highway 36 frontage road to the east and south. The northern portion of the <br />site will be bound by Long Lake Road to the west which will be extended from County Road B2 <br />to the frontage road along the south boundary of the development. An office building occupies <br />the property west of where the warehouse/office building is planned, and light industrial <br />buildings occupy property to the north. <br /> <br />Redevelopment of this site will increase the tax base and provide opportunities for living wage <br />jobs to area residents. The development will be designed to provide an attractive "Gateway" <br />entrance to the City of Roseville. <br /> <br />The buildings will face the freeway, Long Lake Road, and the pond area depending on the <br />goals and objectives of the users. Some tenants may place a high priority on visibility to the <br />freeway while other tenants will want to take advantage of the wetland/pond amenity. A <br />master concept landscape plan will provide attractive green areas and landscaping consistent <br />throughout the business campus. A tree survey was performed, and the data will be <br />incorporated into the landscape plan. Trees will be preserved to the extent possible. An <br />internal walking system will be provided with a sidewalk along the Long Lake Road extension. <br />This sidewalk could be linked to the City trail system at County Road B2. <br /> <br />Construction of the first building may begin during the summer 1997 with construction of a <br />"build to suit" office/manufacturing building on the north parcel. Opus plans to begin <br />construction of the warehouse office building in August or September 1997. Opus anticipates <br />that all of the buildings will be completed by mid-1999. <br /> <br />1 <br /> <br />Exhibits have been numbered to correspond to the Item Number of the Environmental <br />Assessment Worksheet form and placed at the back of this EAW.
