<br />. . <br /> <br />ADDENDUM TO <br />MINNESOTA STANDARD RESIDENTIAL PURCHASE <br />AGREEMENT BE1WEEN <br />JAMES W. SERVER AND ROSIANA K. SERVER ("SEI.-I.ER") <br />AND <br />THE CITY OF ROSEVILLE, <br />A MINNESOTA MUNICIPAL CORPORATION ("BUYER") <br /> <br />1. Addendum. Seller and Buyer are parties to a Minnesota Standard Purchase <br />Agreement dated July -' 1997 (the ''Form Purchase Agreement"). This addendum (the <br />"Addendum") is intended as a supplement to the Form Purchase Agreement. This <br />Addendum refers to the Form Purchase Agreement and this Addendum collectively, as the <br />"Purchase Agreement". In the event of a conflict between the Form Purchase Agreement <br />and this Addendum the terms of this Addendum control. <br /> <br />2. Examination of TItle. To determine if Seller's title is good and marketable of <br />record, Buyer will acquire a commitment for an owner's po1jcy of title insurance from First <br />American Title Insurance Company. At closing, Seller musf reimburse Buyer up to $400 to <br />pay the cost of the title insurance commitment. Buyer shall have ten (10) business days after <br />receipt of the title insurance commitment to examine title and provide Seller with written <br />objections. Buyer sha1l be deemed to have waived any title objections not made within the <br />ten (10) day period, except that this shall not operate as a waiver of Seller's covenant to <br />deliver a statutory warranty deed. <br /> <br />3. Relocation Benefits. Seller is conveying the Property to Buyer under threat <br />of condemnation. Seller represents to Buyer that the Property is currently occupied by <br />Tenants, and Buyer acknowledges that Buyer is obligated to provide Tenants with relocation <br />benefits pursuan~ to Minnesota Statutes, Chapter 117. Seller acknowledges that because the <br />property is occupied by Tenants, Seller is not entitled to any relocation benefits. <br /> <br />SELLER: <br /> <br />James W.
