Minnesota (see figurc 1. Site Plan and <br />Vicinity Map). The proposed site currentl)' consists of 13 single family residential homes <br />that will be acquired. <br /> <br />The proposed Opus Gateway Business Park site consists of five buildings, four of which <br />are expected to contain 40 percent office space. and 60 percent manulacturin~ space. The <br />fifth building consists of 40 percent office space. and 60 percent warehouse space (see <br />Figure 1). The proposed development plan would al~o include 959 surface parkins <br />s~.aces. <br /> <br />An estimate of total trip generation was calculated based on 1995 ITE Trip Generation <br />Rates and building square footages from the proposed development plan. The trips <br />ac~neratcd by the Opus GateWay Business Park site plus background t~ftic were then <br />a!lsigncd to the site access locations and adjacent roadways. Trips from the proposed <br />Centre Pointe Rusine::is Park. tQ be located northeast of the Opus site, were also included <br />iet the year 2000 No Build and Build Alternatives.
