The major impact of this project will be removal of the mature oaks on site, and filling and rE~placement of the Type 3 wetland located on the south parcel. These impacts are unavoidable for any project that is reasonably consistent with the City's land use planning for this site. The project has been oriented to maximize the replacement of wetlands and to protect trees where practical. Local traffic will be increased by the project.
