List any impacts and issues identified <br />a100ve that may require further investigation before the project is commenced. <br />Discuss any alternatives or mitigative measures that have been or may be considered <br />for these impacts and issues, including those that have been or may be ordered as <br />p4~rmit conditions. <br /> <br />The major impact of this project will be removal of the mature oaks on site, and filling and <br />rE~placement of the Type 3 wetland located on the south parcel. These impacts are unavoidable <br />for any project that is reasonably consistent with the City's land use planning for this site. <br />The project has been oriented to maximize the replacement of wetlands and to protect trees <br />where practical. <br /> <br />Local traffic will be increased by the project.
