MendotA Homes, Inc.
P.O. Box 416
Forest LAke, MN 55025

November 11, 1997

City of Roseville
Planning and Community Development
Attn: Kfm Lee
2660 Civic Center Drive
RoseviUe, MN 55113

Dear Ms. Lee,

PF18~'
e~"'bit ~

I
: I

We are proposing a 30 unit condominium buil..ling to be built on it t.h.r ,-plus
acre site at the southwest comer of County Road C2 and State Highw {S8. It
will be It three story brick and stucco bujJding with underground par i~g.

The site itself is relatively flat with A large wetland area located appro .JII'1.ately in
the comer of the parcel. Our proposal would leave this wetland area . :~act and
place the building and accompanying parking lot east of the wetlands '1'here are
two single family homes located west of th.is property and, if our prop ~al is
approved as designed, the wetlands will be between our buildings an ltihe single
family homes. ! :

The proposed building and parking lot will be located closet to the we ~.nd than
your ordinance allows and we wiII require a setback variance from th #-etlands.
I think you can see we have sufficient land area (three-plus acres), ho eter, the
location of the wetland area in the center of the property renders the e~t side of
the parcel inaccessible. Doth the building and the parking lot need to Ion the
east side of the properly. We have 30 parking spaces in the parking lo.nd an
additional 30 spaces located under the buildit\p,-

, I
Our landscap~ plan calls for lantlscilpe edging and landscape rock as tU as
shrub plantings around the building. OUf tree plantings will be on th .~st and
north sides of th~ building and the eel!>., north, and south ~ide!; of the ~king lot.
As there are very few tTees between the building and State Highway 8 " we felt
trees would provide an excellent screen from the hiKhway. Additiona~, some
trees will screen parking from the street (County Road 2). There cu'e w :Uands as
a natural backdrop on the west side of the building.

;:O;SOd

t6?:~889

.!. ~Lolt>. 7-8<;j~9~<;< Wt:l 65: t 1: a3M .U::.-7 t -....,':IN
