<br />Section 18. Hallways. No device, decorations, functional or decorative objects shall <br />be attached to or hung on the exterior of any entry door between an Unit <br />and the common hallways, nor left in or about the adjacent recessed <br />entryway, or common hallways, except for the following: <br /> <br />a. Holiday decorations during the period of December 1 to January <br />15 of each year (which shall be subject to reasonable safety <br />regulations by the Board of Directors; and <br /> <br />b. One mechanical (non-electric) door knocker, which may have and <br />internal name plate. <br /> <br />Section 19. Conservation Enerqy. No owner or occupant shall waste water, heat, air <br />conditioning, electricity or other energy, and all owners and occupants <br />shall comply with government laws and policies for the conservation <br />thereof, and any rules and regulations adopted by the Board of Directors <br />in furtherance of conservation. <br /> <br />Section 20. Standardized Locks. No residential Unit owner or occupant shall cause <br />to be installed any locking devise on the front entry door of the Unit other <br />than the standardized locking mechanism provided on all entry doors in <br />the building. <br /> <br />Section 21. Rules and Requlations. The Board of Directors may from time to time <br />adopt, promulgate and publish other rules of conduct reasonably relating <br />to the enjoyment of the condominium by owners and occupants, including <br />rules for the use of recreational facilities and amenities, provided that no <br />such rules and regulations may have the effect of contradicting a <br />provision of this Declaration or the By-Laws. <br /> <br />Section 22. No Additional Units. Neither the Declarant or any other Unit owner is <br />permitted to create any additional Units by subdivision or conversion <br />under Sect. 515B.2-112 of the Act. <br /> <br />Section 23. No Time Shares. Time shares, as defined by the Act, are not permitted <br />in this CIC. <br /> <br />ARTICLE XIX <br />FIRST MORTGAGES <br /> <br />Section 2. <br /> <br />Precedence. Provisions of this Article take precedence over any other <br />conflict with provisions of this Declaration. <br /> <br />Notice of Action. Any Mortgagee and any insurer or guarantor of a First <br />Mortgage on a Unit who has advised the Association in writing of its <br />name and address and the address of the Unit covered by such <br />Mortgage, and in said writing as requested the Association to notify it of <br />any of the following, will be entitled to timely written notice of: <br /> <br />Section 1. <br /> <br />13 <br />
