Currently, we are renting a small office space on Larpenteur Ave. in <br />Falcon Heights. Our hopes are to expand to full Veterinary services. <br /> <br />The sellers, Dr. Mary Jo Connolly and Dennis P. Garin have agreed to our purchase agreement <br />with a tentative closing date of March 31, 1m. Contingencies to this purchase agreement include <br />acquisition of financing and establishment of correct or legal zoning. <br /> <br />The 1901 Lexington property is currently ranked under B-1 zoning. <br /> <br />The Roseville District Code places Veterinary clinics under B-3 zoning in a general business <br />distri,ct. Since 1901 Lexington is currently zoned under B-1, this precludes us from establishing a <br />Veterinary clinic at this location. As Medical, Dental, Hospitals and all other professional offices <br />are included in B-1 zoning, we feel that Veterinary offices should also be included in this code. <br />(Even dog kennels and pet shops are included in a B-1 code with a conditional use permit.) <br /> <br />Our banker, Jeff Erickson, Assistant Vice President of Commercial Banking at Norwest Banks, <br />states that the financing process can not begin until correct zoning can be established. <br /> <br />As you can see, we are under a strict time constraint to meet our March 31st closing date. If we do <br />not meet this date, we are afraid our purchase agreement will be null and void with subsequent loss <br />of this property. <br /> <br />We therefore request a change in either the zoning cQde to include Veterinary offices under B-1 <br />ranking, or to change the zoning status of the 1901 Lexington property from a B-1 to a B-3 status. <br />Obviously, expediency as to your decision is imperative to meet our March 31st closing date. <br />Thank you for your consideration in this matter. <br /> <br />Sincerely, <br />~()~>\ A. ~.Iut- \ DvM <br />W.L- L~ f)hvl <br />Wendy J.
