To: Rc)seville Planning Commission
From: William Graham, DVM and Wendy Elert, DVM
Re: Conditional Use Permit for a Veterinary Hospital at 1901 Lexington Ave.

The planned Veterinary Hospital will be owned and operated by William Graham,
DVM nnd Wendy Elert, DVM. The hospital will be 1300 square feet located at 1901
Lexi~~on Ave. in Roseville, MN.

Sevenal aspects of the hospital need to be considered:

1) Employees: the hospital will be staffed with 3-7 employees as follows:
Veterinarians 2-3
Technicians 1 - 4

2) Hours: Mon. - Fri. , 8am - 6pm
Sat. Bam - 12 noon

3) Parking: There are two parking lots with ample space to accommodate up to
15 clients at any given time. Maximum number of clients that
could be seen at anyone time are 4 -5. This precludes the
necessity of any off street residential parking of veterinary clients.

4) Noise: The building located at 1901 Lexington is constructed of brick
exterior with steel truss and concrete support structure. Because
of this , noise generation will be minimal.

5) Odors and waste: The business will maintain a clean environment inside
and outside the building with sanitary disposal of all wastes and
cleaning up after client on the walkway and in the parking lot as
necessary.

6) Keep the business within the building except of the coming and going of
clientele. There will be no outside cages, kennels or exercising
of animals.

7) Dispose of hazardous waste as regulated by the county and
state.

8) Set up and maintain the x-ray room as required by state statute.
