<br />To: Roseville Planning Commission <br />From: William E. Graham, DVM and Wendy J. Elert, DVM <br />Re: Amendment of Veterinary Services to B-1 zoning category . <br /> <br />As two small animal Veterinarians we wish to purchase property located at <br />1901 Lexington Ave. in Roseville. Currently, this land site is zoned B-l. Roseville <br />Business District Code ordinances place Animal Hospitals in a B-3 zone. However, <br />all Medical and Dental offices, clinics and hospitals are categorized B-1. Other <br />animal oriented businesses are also included in B-l. For example, dog kennels (Ord. <br />652,6-21-71) are allowed with a conditional use. We request amending the zoning <br />code to include Animal Hospitals and Clinics a B-1 zoning status. <br />Other municipalities such as Falcon Heights and Lauderdale place zoning of <br />animal clinics in the same category as medical and dental services. (Falcon Heights: <br />B-2 Subdivision 3. conditional use with no animal boardingi, Lauderdale: B-1 <br />Community Business). We do not plan on boarding animals nor seeing any after <br />hOtlts cases. Business hours, like other medical services, are planned to be standard <br />daytime business hours. (e.g. Sam -6pm, Mon. -Fri.) <br />We recommend the following changes to the Business District Code: <br />1) A new B-1 code for any Veterinary Hospitals or clinics that do no boarding and see <br />no after hours cases. and, <br />2) lv1aintenance of a B-3 code for any animal facih1:ies planning on boarding animals <br />and/ or any hospitals seeing after hours cases. " <br />We woUld very much like to purchase the 1901 Lexington property for use as <br />a full service Veterinary Clinic. As you can see however, problems with the zoning <br />code precludes our ambition.
