The property is zoned R-1 <br />Single Family Residential and all adjacent land uses are single family residential. <br /> <br />2.2 Mr. Claxton is requesting a variance to allow the continuance of a boulevard parking <br />space, which is located less than one foot from the east side property line. The <br />boulevard parking space on this property is listed on the inventory of boulevard <br />parking spaces regularly in use, dated June 30, 1984. When Ordinance 962 was <br />adopted in September 1984, existing boulevard parking spaces on this inventory <br />were allowed to continue until roadway improvements involved the disturbance of <br />the boulevard or substantial improvements were made to the property. Project P- <br />97 -02 for Neighborhood 38 will involve the disturbance of the boulevard on this <br />property . <br /> <br />2.3 Mr. Claxton is requesting a variance from Section 602.06 of the City Code to allow <br />the continuance of this boulevard parking space. The location of a mature maple <br />tree at the southern edge of the stall presents a practical difficulty for extending the <br />parking space the required 20 feet onto his property.
