It is also the policy of the City of Roseville to issue blanket minor variances for
driveway side yard setbacks when nonconforming driveways are replaced, provided
the property is located in an R-1, Single Family Residential District, and used for
residential purposes. This policy applies to the Krueger request.

2.4 Section 703.04B, City Code, states "residential driveways shall be constructed so
that the edge of the driveway nearest to the side lot line shall be a minimum of five
feet from the side lot line."

JJl STAFF COMMENT/RECOMMENDA TION

3.1 Requests were received from all property owners in accordance with City policy. All
requests included an application form, sketch of the driveway, and written approval
from the adjacent property owner affected by the variance.

3.2 Staff recommends approval of the blanket variances based on the following findings:

1. The existing setback from the adjacent property line will not be reduced for
any of the properties listed.

2. The width of the driveway will not exceed 26 feet at the property line for any
of the properties listed.

3. The proposed blanket variances are in harmony with the general purpose
and intent of the City's Comprehensive Plan and Title 10 of the City Code
(Zoning).

4. The blanket variances, if granted, will not adversely affect the public health,
safety, or general welfare.

~o SUGGESTEDACnON

4.1 By motion, approve the following blanket variances based on the findings outlined
in 3.2.

1. Gretchen Senft, 2301 Auerbach Avenue, to reduce the driveway setback to
zero feet along the north property line for the purpose of bringing an existing
driveway into compliance with Section 703.04B, City Code.

2. Stuart and Jean Remus, 2293 Hand Avenue, to reduce the driveway setback
to one foot along the north property line for the purpose of bringing an
existing driveway into compliance with Section 703.04B, City Code.

3. Gregory Allen, 404 Lovell Avenue, to reduce the driveway setback to zero
feet along the east property line for the purpose of bringing an existing
driveway into compliance with Section 703.04B, City Code.

Blanket Variances - RCA (5/12/97) - Page 2 of 3
