<br />4JJ. STAFF RECOMMENDA TION <br /> <br />4.1 Based on the findings outlined in Section 3.1 of this report, staff recommends <br />approval of the request for rezoning of a 2.62 acre parcel from an 11, Light Industrial <br />District, to a B3, General Business District. This approval should not constitute <br />approval of a specific site or development plan, since plans are still in the <br />development stage. The approval should only address the rezoning of the site. <br /> <br />M PLANNING COMMISSION ACTION <br /> <br />5.1 On September 10, 1997, the Planning Commission held a public hearing on the <br />request. Larry Barrett, Oppidan, and Alan Kretman, HKS Associates, were present <br />to answer questions and provide additional information. No residents present <br />commented on this request. <br /> <br />5.2 The Planning Commission discussed conformance with the City's Comprehensive <br />Plan and the concept development plan for the site. <br /> <br />5.3 The Planning Commission recommended approval of the request for rezoning of <br />a 2.62 acre parcel from an 11, Light Industrial District, to a B3, General Business <br />District. <br /> <br />~ SUGGESTEDACnON <br /> <br />6.1 It is the City Council policy to encourage public comment when time permits. <br /> <br />6.2 By motion, approve the ordinance rezoning real property from an /1, Light Industrial <br />District, to a 83, General Business District, based on the findings outlined in Section <br />3.1 of this report. <br /> <br />(The motion should not include any approval of a specific site or development plan <br />at this time.) <br /> <br />Attachments: notification map; location map; notice of public hearing; an existing conditions map; concept <br />development plan; and ordinance. <br /> <br />60-day Time Limit: application submitted on August 11, 1997; application accepted as complete on August <br />21, 1997; decision deadline is October 20, 1997, <br /> <br />Prepared by: Kim L Lee, AICP (490-2236) <br />M:\RCA\PF2944_ RCA <br /> <br />RCA (PF2944) - 09/22/97 - Page 3 of 3 <br />
