City ofRoseville
2660 Civic Center Drive
Roseville MN 55113

June 9, 1997

To Whom it May Concern,

The residents of300 S. McCarrons Blvd, Roseville, (David B and Lisa W Booms) propose to
demolish the existing one-car garage (14'5" x 22') which is located at street level and construct a
two-car garage (22' x 22') in it's place. We further propose that the new garage would be set back
approximately 3-6 feet further than the existing one, approximately 2 feet over towards the west
and approximately 2 feet higher.

In order to pro cede, a variance to Ordinance 275, 5-12-59 (below) is necessary to complete our
plans and we hereby request said variance. The Ordinance states:

"Where the natural grade of a lot at the building line of a house is eight feet or more above
the established curb level, a private garage may be erected within any yard, provided that
one half of the height or more is below grade level. Such a garage shall not be less that 20
feet from any street line."

Our property and the proposed garage fulfills all of the points outlined in the above Ordinance
with the exception of the last. The house is located more than 8 feet above the curb (the garage is
at street level while the house is located on the hill above), the garage would be constructed of
concrete block to provide the strength and stability needed as most of the walls will be below
grade, however, the front of the existing garage is located on the right-of-way despite the 30 foot
driveway. Our proposed changes would place the new garage 3-6 feet back further but would not
be 20 feet back as outlined in the Ordinance.

We seek a variance because:

*

We have been told by contractors that, in order to place the garage 20 feet from
the right-of-way, the slope of the driveway would be such that it would render it
useless in wet or snowy weather as the hill at the front of the house is very steep.
According to our amateur calculations, the house sits approximately 73 feet from
the right-of-way (hard to determine because of the slope) and is elevated about 30
feet above the roadway. By sight, it looks to be about a 30-40 degree angle.

*

Most or all of the hill in front of the house would have to be excavated.

*

The new garage would still be approximately 30 feet from the curb after the road
reconstruction.
