<br />4. There is no hardship or practical difficulty that would justify granting the <br />variance. The names of tenants could be incorporated into the existing <br />ground sign which is used for building identification or additional signage <br />could be placed on the building as a wall sign. <br /> <br />5. The proposed variance is not in harmony with the general purpose and intent <br />of the City's Comprehensive Plan and Title 10 of the City Code (Zoning). <br /> <br />6. The proposed variance, if granted, will adversely affect the public health, <br />safety, and general welfare. <br /> <br />7. The City has recently approved a planned unit development for an adjoining <br />site wherein two building identification pylon/ground signs are the maximum <br />allowed for the entire development, which includes up to five buildings. <br />Approval of this variance for a second pylon/ground sign for one building will <br />set a precedence and may encourage other developments within the <br />community to apply for a similar variance. <br /> <br />4.!2 STAFF RECOMMENDA TION <br /> <br />4.1 Based on the findings outlined in Section 3.1 of this report and the lack of hardship <br />or practical difficulty, staff recommends denial of the request for a variance to allow <br />the placement of a second ground sign on a corner lot at 2277 Highway 36 West <br />and to reduce the front yard setback of said sign to five feet. <br /> <br />~ SUGGESTED ACTION <br /> <br />5.1 By motion, recommend City Council denial of the request for a variance to allow the <br />placement of a second ground sign on a corner lot at 2277 Highway 36 West and <br />to reduce the front yard setback of said sign to five feet, based on the findings <br />outlined in Section 3.1 of this report. <br /> <br />Attachments: location map; notification map; notice of public hearing; site plan; proposed sign elevation; and <br />photographs of property. <br /> <br />60-day Time Limit: application submitted on June 9, 1997; application accepted as complete on June 19. <br />1997; decision deadline is October 17, 1997 (extended by City Council on 07/28/97). <br /> <br />Prepared by: Kim L.
