REQUESTED ACTION

1.1 Vision World, Inc. is requesting a variance to allow the placement of a second
ground sign on a corner lot at 2277 Highway 36 West.

Requirement

Proposal

Variance

Ground signs allowed - 1

2 ground signs

1 additional
ground sign

Front yard setback - 15 ft.

5 ft. setback

10ft. variance

1.2 On July 28, 1997, the City Council extended the time line for agency review of this
application for 60 days, from August 18, 1997, to October 17, 1997. This action
was taken because the request was tabled at the July 9, 1997, Planning
Commission meeting.

2.0 BACKGROUND

2.1 Vision World, Inc. owns a multi-tenant commercial building at 2277 Highway 36
West. The property is in a 84 Retail Office Service District, and the Comprehensive
Plan identifies this property as Business. Adjacent land uses include commercial
to the west, light industrial to the west, single family residential to the east (future
location of Gateway Business Park), and Highway 36 Westll-35W to the south.

2.2 Vision World, Inc. is requesting a variance from Section 1009.09 to allow the
placement of a second ground sign on a corner lot for a tenant of the building. An
existing 10 foot high by 12 foot wide ground sign identifying the building (Roseville
West) is located along the southern property line. The proposed five foot high by
five foot wide ground sign for the Minnesota Department of Public Service - Weights
and Measures would be located near the intersection of Fulham Street and the
Highway 36 West frontage road. The proposed location of the sign would also
require a front yard setback variance to reduce the setback to less than five feet.

RCA (PF2924) - 08/25/97 - Page 1 of 4
