<br />" . <br /> <br />: <br /> <br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br />DATE: 07/09/97 <br />ITEM NO: 6 (A) <br /> <br /> <br />Manager Approved: Agenda Section: <br />PUBLIC HEARINGS <br />Stuart Sellars and Carole Wedel Sellars request for a shoreland <br />setback variance at 1199 Josephine Road W(PF#2925) <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Stuart Sellars and Carole Wedel Sellars are requesting a variance to reduce the <br />setback from the ordinary high water level (OHWL) of Lake Josephine to 20 feet for <br />the purpose of replacing an existing accessory building with an addition to a single <br />family residential structure at 1199 Josephine Road W. <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />OHWL setback - 75' <br />Lot coverage maximum - 25 percent <br /> <br />20' setback <br />68 percent <br /> <br />55' variance <br />43 percent <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Stuart Sellars and Carole Wedel Sellars own a single family residence at 1199 <br />Josephine Road W, which is located on the southern shore of Lake Josephine. The <br />property is in an R1 Single Family Residential District, and the Comprehensive Plan <br />identifies this property as Low Density Residential. The property is also within the <br />shoreland management district for Lake Josephine, a Minnesota Department of <br />Natural Resources designated shoreland (ID#57P). Adjacent land uses include <br />single family residential to the east, south, and west; and Lake Josephine to the <br />north. <br /> <br />2.2 Mr. and Mrs. Sellars are requesting a variance from Section 1 016.16A to reduce the <br />setback from the ordinary high water level (OHWL) of Lake Josephine to 20 feet for <br />the purpose of replacing a 12' x 16' (192 square feet) detached accessory structure <br />with a 805 square foot addition to the existing single family dwelling. A variance <br />from Section 1 016.26B to increase the impervious surface coverage will also be <br />required. <br /> <br />2.3 The existing non-conforming 6,545 square foot (.17 acre) lot has approximately 85 <br />feet of frontage on Josephine Road Wand is approximately 77 feet in depth. The <br />existing one-story brick house on the property was constructed in 1962 and is set <br />back approximately 30 feet from the OHWL of the lake. The house, attached <br />garage, detached accessory structure, and driveway/walkway occupy approximately <br /> <br />PF#2925 - RPCA (07/09/97) - Page 1 of 4 <br />
