<br />September 13, 2000 <br /> <br />Mr. Bernard Roeller <br />2958 Woodbridge Street <br />Roseville, Minnesota 55113 <br /> <br />RE: Reaffirmation of previous Minor Variance <br /> <br />Dear Mr. Roeller: <br /> <br />This letter is to confirm that the Roseville City Council, at their meeting of September 11, <br />2000, approved your request for reaffirmation of a previously approved (July 28, 1997) <br />minor variance allowing an accessory building within the required side yard setback, at your <br />home at 2958 Woodbridge Street. <br /> <br />The minor variance will allow placement of an accessory building (detached garage) within <br />the side yard of 2958 Woodbridge, based on the following project findings: <br /> <br />A. The existing one car garage is located approximately two feet from the north property line and <br />the existing driveway is approximately three feet over the north property line. A 20" retaining <br />wall in this location and the narrow width of the driveway results in the accumulation of snow <br />in this area and makes it difficult to access the garage. <br /> <br />B. The new garage will be constructed in line with the front of the house on the property; <br />however, the garage cannot be attached because of the location of required egress windows on <br />the south side of the house. <br /> <br />C. There is no other practical location for a garage, either detached or attached, on the property. <br />In order to place the garage in the rear yard on the south side of the parcel, an existing patio <br />area would need to be reconstructed. <br /> <br />D. The width of the driveway will not exceed 26 feet at the property line. <br /> <br />E. The proposed variance is in harmony with the general purpose and intent of the City's <br />Comprehensive Plan and Title 10 ofthe City Code (Zoning). <br /> <br />F.
