REQUESTED ACTION <br /> <br />1.1 Dan Oren is requesting Planning Commission direction on his proposal to split a <br />parcel of land located at 3150 West Owasso Boulevard into two parcels. The <br />property is located within the shoreland management overlay district of lake <br />Owasso and a variance from the lot width requirement will be needed in order to <br />subdivide the parcel. <br /> <br />2Jl BACKGROUND <br /> <br />2.1 Dan Oren owns a 40,818 square foot (.94 acre) parcel at 3150 West Owasso <br />Boulevard. He is interested in splitting this parcel into two parcel, with the lake-side <br />parcel having access or an access easement to West Owasso Boulevard and the <br />street-$ide parcel having access or an access easement to lake Owasso. <br /> <br />2.2 Fred Kueppers, Mr. Oren's attorney, has met with the City Planner on several <br />occasions to discussion the proposed lot split, the requirements of the shoreland <br />. management district, and the possible locations for a dividing property line. In order <br />to provide the lake-side lot with access to West Owasso Boulevard, a variance to <br />reduce the minimum lot width is required. Since a variance from the minimum lot <br />width requirement is needed, the minor subdivision process cannot be used for this <br />request. <br /> <br />2.3 Section 1016.14 of the City Code requires a minimum lot width of 100 feet and a <br />minimum lot area of 15,000 square feet for a single family riparian lot in the lake <br />Owasso shoreland management overlay district (general development lake). A <br />minimum lot width of 85 feet and a minimum lot area of 11,000 square feet is <br />required for a single family non-riparian lot. Section 1016.16 requires a minimum <br />setback of 75 feet from the ordinary high water level (OHWL) of lake Owasso, a <br />minimum side yard setback of 10 feet (R1 standards), a minimum front yard setback <br />of 30 feet (R1 standards), and a minimum rear yard setback of 30 feet (R1 <br />standards). <br /> <br />PF#2941 - (08/13/97) - Page 1 of 2 <br />
