August 19, 1997

To: Marty Hanson, Building Inspector

From: Jay Kennedy, Assistant Director of Public Works 'f'K-

RE: INDUSTRIAL EQUITIES/ROSEVILLE TECHNOLOGY CENTER
2621 F AIRVIEW AVENUE

The Engineering Department has reviewed the most recent plans for the above referenced site.
Also included in the review is a document entitled "Agreement on Alternate Surface Water
Ponding Plan" prepared by Dennis Welsch.

The following issues will need to be resolved before the Engineering Department will sign off on
the building permit application:

1. Stormwater pondini-Both the plans and the agreement propose 2 to 1 slopes for the pond
located at the northwest comer of the site. A 2 to 1 slope is not allowed based on the City's
policy for ponding areas.

My understanding is that Dennis Welsch, Karl Keel, and Steve Sarkozy are going to meet in
an attempt to resolve the ponding issue. At this time, I do not think the meeting has taken
place,

2. Shared driveway-There have been numerous discussions regarding the possibility of a
shared driveway along the north edge of the Roseville Technology Center site. The driveway
would also serve the Pacific Mutual Door site to the north. The agreement on the alternate
surface water ponding plan contains language regarding this issue. The language should be
clarified before the agreement is signed to make certain that the driveway can be constructed
in the future without purchasing land ftom the Roseville Technology Center.

3. Northerly access-The current plans show an access point near the north property line of the
site. As part of constructing the access, the existing concrete median will need to be
removed ftom Fairview Avenue. A letter will be required ftom Ramsey County giving
permission for both adding the access point and removing the concrete median before the
permit is issued.

If you have any questions regarding this matter, please contact me at 221.

cc: Karl Keel
