<br />MEMORANDUM <br /> <br />TO: <br /> <br />Marty Hanson, Plan Reviewer <br /> <br />FROM: <br /> <br />Kim Lee, City Planner <br /> <br />DA TE: <br /> <br />July 14, 1997 <br /> <br />SUBJ: <br /> <br />Planning/Zoning Comments on Lake Ridge Parking Area - 2727 Victoria Ave. <br /> <br />The purpose of this memo is identify planning and zoning concerns with the plans <br />submitted by Beverly Enterprises for the expanded off-street parking area at Lake Ridge <br />(Building Permit No. A97-718). In reviewing the plans, the following issues were identified <br />and marked on the plans: <br /> <br />1. Off-street parking areas must be screened from the public right-of-way with a <br />combination of permanent year-round screening and landscaping no less than 36" <br />in height (Section 1007.01A) <br /> <br />2. A landscaping plan for the parking lot, which includes 150 square feet of <br />landscaping per 25 spaces, must be submitted. Section 1010.14 of the City Code <br />outlines the requirements for parking lot landscaping. <br /> <br />3. A lighting plan for the parking lot is required. Lighting fixtures shall be of a <br />downcast, cutoff type, concealing the light source from view and preventing glare <br />and spilling into residential areas. Lighting levels at contiguous residential property <br />lines shall not exceed one-half (%) foot-candle. <br /> <br />4. Additional detail is needed on how the crown vetch will be seeded into the sod on <br />the slopes around the parking lot. <br /> <br />If you have any question, please let me know. <br /> <br />cc: Todd Carson, Lake Ridge <br />
