<br />REQUESTFORCOUNC~AcnON <br /> <br />DATE: 08/25/97 <br />ITEM NO: c- 3 <br /> <br />e art ent Approval: Agenda Section: <br />L CONSENT <br /> <br />It m escription: Marvin Olson request for a minor subdivision to transfer property from <br />2950 West Owasso Boulevard to 2968 West Owasso Boulevard <br />(PF#2954). <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Marvin Olson is requesting a minor subdivision to transfer a platted lot (Lot 31, Lake <br />Owasso Park) from 2950 West Owasso Boulevard (Lots 31-34, Lake Owasso Park) <br />to 2968 West Owasso Boulevard (Lot 30, Lake Owasso Park). All of the property <br />involved is located within the shoreland management overlay district of Lake <br />Owasso. <br /> <br />2.Jl BACKGROUND <br /> <br />2.1 Marvin Olson owns the property located at 2968 West Owasso Boulevard and his <br />parents, Walter and Lucille Olson, own the property located at 2950 West Owasso <br />Boulevard. Both of the properties are zoned R-1 Single Family Residential and all <br />adjacent land uses are single family residential. <br /> <br />2.2 Mr. Olson is requesting a minor subdivision to allow the transfer of one of the four <br />platted parcels in Walter and Lucille Olson's ownership (PIN 022923130054) to be <br />recombined with the one platted parcel in Mr. Olson's ownership (PIN <br />022923130004). A sketch plan of the recombination as well as current and new <br />legal descriptions for both parcels have been submitted in conjunction with the <br />request. The two resulting parcels will meet the minimum width, depth, and lot area <br />for parcels in an R-1 zoning district. The two resulting parcels will also meet the <br />minimum width and lot area requirements for the shoreland management overlay <br />district of Lake Owasso. The recombination will not create any non-conforming <br />structures or driveways. The additional area will be used by Mr. Olson to construct <br />a much needed detached garage on his property. <br /> <br />2.3 Section 1104.04B, City Code, outlines the procedure for a recombination type of <br />minor subdivision. No hearing or Planning Commission review is necessary. If the <br />request is approved, the certificate of survey is approved by the City Manager and <br />Community Development Director and then recorded with the Ramsey County <br />Recorder. <br /> <br />PF#2954 - RCA (08/25/97) - Page 1 of 2 <br />
