The City Council approved this lot <br />recombination (minor subdivision) on September 8, 1997, contingent upon the approval of a <br />comprehensive plan amendment and rezoning of the parcel. The comprehensive plan <br />amendment for that portion of the parcel being transferred from 2075 Snelling Avenue North <br />(McDonald's) to 2096 Fry Street North (four-plexes) was approved by the City Council on <br />January 12, 1998, and the rezoning was approved on January 26, 1998. <br /> <br />When the conditional use permit for McDonald's was approved in February 1998, it was the <br />City's understanding that the lot recombination would be recorded in conjunction with <br />redevelopment of the property at 2075 Snelling Avenue North. In addition, the conditional <br />certificate of occupancy (CO) issued on July 9, 1998 listed the lot recombination as a condition <br />of obtaining a final CO. <br /> <br />The conditional CO is no longer valid and should be replaced with a final CO as soon as <br />possible.
