The final plat meets the submittal requirements outlined in Title 11 <br />(Subdivisions) of the City Code. The proposed name of the subdivision is <br />Roseville Center, which does not duplicate the name of any plat previously <br />recorded in Ramsey County. The three parcels will be tied together through <br />the Planned Unit Development/Subdivision Agreement. <br /> <br />4. The proposed project (final development plan and final plat) is in harmony <br />with the general purpose and intent of the City's Comprehensive Plan and <br />Title 10 (Zoning) of the City Code. <br /> <br />5. The proposed project (final development plan and final plat) will not <br />adversely affect the public health, safety, or general welfare. <br /> <br />6. The $37,259.39 deferred assessment for this property will be waived as <br />per City Council direction of February 9, 1998. If the existing water <br />services and supply from St. Paul are adequate to service the <br />development as proposed, connection to the Roseville water main will <br />not be required. <br /> <br />7. The final plat will also include the dedication of a 16.5 foot right-of-way <br />easement for Lexington Avenue along the eastern edge of Lot 2, the <br />dedication of a 10 foot pedestrian walkway and streetscape easement <br />over the eastern edge of Lot 1, the dedication of a five foot pedestrian <br />walkway and streetscape easement over the southern edge of Lot 1, a <br />five foot streetscape construction and maintenance easement over the <br />southern edge of Lot 2, and the dedication of utility easements as <br />required. <br /> <br />8. The installation of pedestrian walkways within the public right-of-way is not <br />being required at this time, since the entire streetscape along Lexington <br />Avenue and Larpenteur Avenue will be redeveloped in conjunction with <br />street reconstruction and resurfacing projects over the next three years.
