<br />REQUEST FOR VARIANCE <br /> <br />L RudolfBoukal, resident and owner of 2926 North Victoria Street, Roseville, Minnesota, am requesting a Variance of the <br />30 foot setback from the westerly boundary line of Lot 17, Block 4, Minnesota Realty Co's Owasso, Ramsey County, <br />Roseville, Minnesota, 55113-1900 (the "Property"). The purpose of this Variance is to allow for the construction of an <br />attached garage to the front of my existing home (the "Structure"), on the south westerly quadrant of the Property facing <br />west towards Victoria Street. I will in the following paragraph set forth the existing boundaries, easements and setbacks <br />both with respect to the County's road and with respect to the adjacent lots. It is only possible to build this garage to the <br />west of the existing Structure. It cannot be built behind (south) the Structure since possible driveway access cannot be <br />established without causing clear hardship to adjoining properties due to the limited area (about 10') available between the <br />Structure and the adjacent properties both to the north and to the south. For a similar reason by hardship, neither can the <br />garage be built as attached either to the north or to the south of the existing Structure. <br /> <br />There exists to the west of the Property (on the westerly boundary of the lot) starting from a line in the center of Victoria <br />Street, a 12' easement for the northbound easterly lane; then, an additional 8' easement for the shoulder of the northbound <br />easterly lane; and fmally an additional 23' boulevard easement from the east of the northbound easterly shoulder to the <br />westerly boundary of the plated Property, Lot 17, Block 4. This is a total easement of 43' which has been taken by the <br />County road. The perimeter of the existing Structure's foundation is 85' from this same center line of Victoria Street, and <br />is 42' from the edge of this westerly boundary of Lot 17, Block 4, the boundary line which is adjoining the 43' County road <br />easement, with existing foundation lines of the Structure on the 10' setback on the south ftom the northerly boundary of lot <br />18, Block 4, and on the 10' setback on the north from the southerly boundary of Lots 161-04 and 162-04, Block 4. <br /> <br />I intend to build a garage attached to the existing Structure on it's south westerly side, adjacent to Lot 161-04, Block 4. <br />Once the structure is completed, it will continue the existing foundation line on the 10' set back on the south of the Property <br />from the northerly boundary of Lot 161-04, Block 4. It will only encroach on the westerly 30' boundary line setback by <br />7', placing a new foundation perimeter no greater than 23' from the westerly boundary line of Lot 17, Block 4. There <br />appears to be no risk of creating additional hardship, damages, threat of visual impainnents, nor any other predictable <br />encwnbrances or encroachments to the adjacent property to the south ( Lot 161-04, Block 4) nor to the adjacent property <br />to the north (Lot 18, Block 4). <br /> <br />I have asked the property owners of said adjacent lots to sign this Request for Variance as witness to their approval and <br />consent for this construction project and resulting Variance.
