Adjacent <br />land uses include low density residential to the north, south, east, and west. <br /> <br /> <br /> <br />2.2 Mr. Chute is requesting a variance from Section 1004.03 of the City Code to reduce <br />the side yard setback to four feet and the rear yard setback to three feet for the <br />purpose of constructing an attached two car garage. The..existing residence on th~ <br />rope was con tructe i 1890. There is not a garage on the property, either <br />a ached or detached. The driveway on the northern edge of the parcel provides <br />access to a parking area in the northeast corner of the property. <br /> <br />2.3 Mr. Chute has considered several options for providing shelter for his vehicles. <br />Because of the location of the house on the parcel, locating a detached garage in <br />the rear y.ard is not ~~ible. If a detached garage were constructed In the <br />~outhwest corner of the Darcel. a mature evergreen tree would need to be removed <br />and a new driveway would need to be constructed. Because of the topography of <br />the parcel, the construction of the driveway in this location would also require the <br />construction of retaining walls.
