The proposed new 2-car garage would enhance property values
because of enhancing the appearance, function, and total value of
applicant's home, while not adversely affecting the neighboring
properties.

Applicant has lived in the subject location for seventeen
years wi thout a garage. Having a garage, and other required
driveway changes as described below, would serve to draw
applicant's routine car parking to a better location on the
property, away from the nearby bedroom window of the neighbor on
the north side.

Applicant understands that, as part of the procedure if the
garage is approved, that a new rectangular parking/turn-around area
would be required as shown on the site plan. CUrrently there is no
turn-around, and applicant has to back out onto Lexington Avenue.
with the required parking area in place, driving out of the
property onto Lexington Avenue will be much safer.

Also, the resulting new parking area will, along with the
garage, contribute to shifting the usual parking spots away from
the neighbor's bedroom window.

Applicant further understands that, if the garage is approved,
the driveway and new parking area will be required to be surfaced
with either concrete or asphalt.

The garage roof will be drained by a gutter system, designed
in such a way as to ensure that the runoff would be steered away
from the neighboring property, to an approved drainage system
draining applicant's garage and driveway area.
