.
DOMINIUM,NC

April 19, 1995

Mayor Vem Johnson
City of Roseville
2660 Civic Center Drive
Roseville, Minnesota 55113-1899

Dear Mayor Johnson,

The Dominium Development Team greatly appreciated the opportunity to present our
proposal for the development of the Arona site to the City Counsel on Monday, April 17,
1995. Our proposal, called "The Residences ofRoseville," is a 160-unit affordable senior
housing project consisting of a three-story apartment building with underground parking
and several one-story cottage type units with attached two-car garages, Our site plan
maintains a large park area around the wetland pond.

We strongly feel our proposed development for the Arona site will be a valuable addition
to the City ofRoseville for many years. Our project addresses the city's need for
additional affordable senior housing, In addition, our project was designed to be
aesthetically pleasing and compatible with the surrounding neighbors,

Important aspects of our development proposal include:

. Low site density
- minimizes the impact on the existing neighborhood and traffic flow
- maximizes green space and park area

. One-story structures for the 48 cottage/townhouse units
- senior residents desire one-story units
- minimizes the impact to the neighbors immediately to the north and east

. . Proposal site plan is ideal for phased construction
- construction of the 112 unit building apartment can begin without interfering
with any activities at the school building,
- construction of the cottages can be delayed until the school building is no longer
needed as an activity center

Minneapolis.
