<br />4) Assume your team is selected as the City's partner and a development agreement has been <br />agreed to by September 30, 1995. Explain your processes and time lines to construct and <br />occupy the first building. <br /> <br />Our schedule would be similar to our original schedule only adjusted to accommodate the <br />extended developer selection process. Our first building could now be completed the Fall of <br />1996, This schedule can be adjusted and phased to accommodate other timeline issues. <br /> <br />5) Your proposal is setting the stage for the future. What kind of flexibility have you added to <br />your concept to allow the site to adapt to the needs of the park/community center and future <br />housing market changes? <br /> <br />Because our products are designed as several smaller structures, they can be adapted into <br />numerous site designs and phases including the retaining of the park/community center, <br /> <br />Regarding adapting to future housing market changes, we believe we have identified extremely <br />deep markets with the existing proposal to succeed long past our project time frame, but <br />The Rottlund Company, Inc, is known for its willingness to design new product in anticipation of <br />future and changing markets, <br /> <br />6) All teams and the Council have agreed the project must be integrated to "read" well from all <br />four sides and be part of the neighborhood How do you define this neighborhood compatibility <br />using terms that reflect Roseville community character and values? <br /> <br />We believe our proposal is extremely compatible with the land use of the surrounding <br />neighborhoods, which is essential to the success of the project we have planned. Our products <br />are planned to be a transition from the existing single family to the north to the higher density <br />apartments and offices to the east, west and south. Adjacent to the existing single family, we are <br />placing single family detached cottages, like in style and density, To the west adjacent to existing <br />apartments we are placing our most similar product of 16/18 D,U. acre also similar in scale and <br />resident. We have planned to retain the park element and pond, so from the existing single family <br />rrom the southeast, the development would feel the same. We have also proposed numerous <br />landscape buffers and berms at key locations along the perimeter of the site. <br /> <br />7) Would your concept of the site change dramatically if your team were awarded "designated <br />developer status" for 50% of the site.
