ROSEVILLE QUESTIONS

1. Our vision for this site is to create a senior living neighborhood where residents will
feel safe, secure and connected to their community. We envision that seniors of all
backgrounds, income levels and ages will live in this neighborhood. Seniors will be able
to choose whether to own or rent. If their incomes are modest, they can choose
affordable housing options, whereas seniors with more means will have market rate
options. Residents can choose to take advantage of a wide variety of services offered
on an optional basis such as meal preparation, home health care, housekeeping,
transportation, social activities, etc., or they can choose to remain as independent as
desired.

From the outside, neighbors will see attractively landscaped and professionally
groomed grounds with a passive activity park centered around the existing pond.
Residents will access the park as well as services along Snelling and Hamline Avenues
via extensive walkways that are connected to neighborhood sidewalks. On any given
day, neighbors will likely see seniors taking strolls through the neighborhood or making
trips to local restaurants, groceries, bingo parlors and other shops. For those residents
who aren't as mobile, there will be frequent van services and other service providers
visiting the neighborhood linking seniors with services they need.

Viewed from the inside, this senior community will be teeming with activity. Daily,
residents will gather in the community rooms, lounge areas, craft rooms, etc. to socialize.
There will be frequent organized activities that residents may choose from such as
information seminars, exercise programs, parties, etc. And of course residents will be
able to take advantage of daily informal opportunities to simply visit with friends over
coffee or a game of cards or any number of craft activities.

The menu of options available to these senior residents is both more extensive and
easily accessible due to the design of this neighborhood. Seniors will have these
services available at their finger tips simply due to their close proximity to one another.
We envision that our senior residents will enjoy lifestyle enhancements due to increased
options available to them.

From a physical building standpoint, seniors will choose from 242 one or two
bedroom rental apartments in two 4-story elevatored buildings of brick and low-
maintenance vinyl siding. Seniors will have both affordable and market rate options
available - underground parking as well as all additional services are optional. Seniors
may also choose to own their own unit, as we will also offer 44 1-story cottage units with
either two or three bedrooms. Each cottage will come with a full basement and an
attached garage.
