<br />To both the east and west we have a variety of residential neighbors - mainly mid-rise <br />apartments. These neighbors' biggest concerns are views, traffic and noise. Again we <br />have provided generous setbacks on both sides and designed the buildings so as not <br />to obstruct views. And seniors, of course, are the quietest neighbors, who generate the <br />least amount of traffic. Our single family neighbors to the north want to retain as much <br />open space as possible and want to relate to buildings of the same scale as their own <br />homes. As such we have designed single level Townhomes closest to these homes. <br />Of course we want to provide our new senior residents the opportunity to interact with <br />their new neighbors. As such, we intend to not only provide for walking paths around <br />the Arona site, but to link these paths with the surrounding neighborhoods. This will <br />provide the most direct benefits to businesses in the Hamline Shopping Center and the <br />shops along Snelling Avenue. <br /> <br />7. Our concept would not change drastically if we were to be awarded "designated <br />developer' status for the southern portion of the site. We would develop 242 units of <br />affordable and moderate rate senior housing on this site. We would then like an option <br />to acquire the remaining portion of the site if and when that would come available. If the <br />City were to decide to retain the Activity Center indefinately, we would like to explore the <br />possibility of converting all or a portion of this facility into a senior center. We would also <br />be interested in exploring what types of services might be delivered to our residents from <br />this facility. In any event, our concept and design are flexible enough to adapt to a <br />variety of situations and circumstances. <br /> <br />8. As many of our residents are likely to be mobile, it is important to us to develop a <br />walkway system both around the Arona site and out to the existing neighborhoods. We <br />would anticipate that the pond area on the southeast would make an ideal"resting" or <br />uviewingll spot for our residents who like to stroll. It would be important to provide <br />comfortable park benches with attractive landscaping (especially shade trees or possibly <br />a gazebo given our hot humid summers). We would also plan to add an aerator/fountain <br />feature to the pond to enhance aesthetics and prevent growth of algae. <br /> <br />9. In order to provide for a range of rental/ownership options and a mix of income <br />levels (especially at affordable rent levels), the financial package we have proposed will <br />provide housing for this group. In order to provide a broader range of age levels, <br />(especially when it involves seniors), special attention must be given to security issues. <br />Seniors and families have not mixed well within the same building, however if both <br />design and management are coordinated, it is possible to successfully provide for <br />various age ranges within a site of this size. <br /> <br />10. We have joint ventured with other developers in the past. Any potential joint venture <br />would be dependent on the specific developer, the deal, and the personalities involved. <br />We would consider a joint venture on a case basis. <br />
