<br />20 D. NARRATIVE <br /> <br />Franchise Associates, Inc. which has operated the Arby's Restaurant at 2105 N. <br />Snelling Avenue since 1973 is applying to the City of Roseville for permission to <br />build a new Arby's/Sbarro Restaurant on the site to replace the existing Arby's <br />building. The site plan has been designed to allow the existing restaurant to stay <br />in business for a period of 75 to 90 days while the new building is being <br />constructed. During that time, we will have 31 parking spaces available for our <br />customers and will make every effort to lease parking space for our employees <br />from one of our neighbors. It is imperative that we continue to operate our <br />business during this interim period, as we need to maintain jobs for our <br />employees and retain our customer base. A new site plan will provide improved <br />traffic flow on the site and a far more aesthetically pleasing and up-to-date <br />restaurant facility. We will be overlaying the existing parking lot with 1 W' of new <br />bituminous and will provide perimeter curbing which does not exist now. <br />Furthermore, we will develop catch basins on the site, which now has only sheet <br />drainage. We will provide an improved and enhanced landscape plan, which <br />will provide shrubbing and berming at the front of our property. Moreover, we <br />will extend the public sidewalk parallel to the frontage road with an 8-foot <br />sidewalk which will lead to the front of our building. We plan to maintain the <br />existing pylon sign and use the existing readerboard space for the Sbarro logo. <br />We will retain the back entrance to our business to help traffic flow in the area. <br />As a result, we have designed the site plan with a 34-foot wide drive aisle north <br />of our building for two-way traffic. We plan to cut off the old service lines for <br />water and sewer that we will not be using in our new utility plan. If required by <br />the health department, we will install a floor mounted grease trap in the new <br />restaurant. <br /> <br />Finally, in the new building, we will have the latest exhaust systems, which <br />provide greater updraft and blow the exhaust higher and faster than our <br />previous systems would. While we cannot eliminate food odors outside the <br />restaurant, we feel the fact that we roast our beef on the premises with an <br />electric convection oven and do not have open flames, results in our not <br />contributing significantly to unpleasant odors in the neighborhood. <br /> <br />D:\Controller.DOUG\Norrative.doc <br /> <br />12/12/97 <br />
