<br />* <br /> <br />lighting plan <br />building elevations, floor plans, and details (dated 1/12/98) <br />colored photographs showing existing and proposed appearances <br /> <br />* <br /> <br />* <br /> <br />2.4 Redevelopment of the site will include the construction of a new 3,650 square foot <br />McDonald's restaurant with a 1,500 square foot playplace area in the same general <br />location as the existing restaurant. The new restaurant will have 130 seats (70 in <br />the main restaurant and 60 in the playplace area), 85 off-street parking spaces, and <br />a drive-through with stacking capacity. In conjunction with redevelopment of the <br />site, the overall site will be improved and upgraded. Additional landscaping will be <br />installed, lighting will be upgraded, a screening fence and berm will be installed <br />along the west property line, trash collection facilities will be attached to the building <br />and fully enclosed, and additional catch basins will be installed to improve site <br />drainage. The exterior play area on the west edge ofthe property will be eliminated, <br />with the property becoming part of the open space for the multi-family residential <br />units to the west. <br /> <br />2.5 The exterior of the building will be a light colored stucco material with brick <br />wainscoting, glass panels, and a mansard parapet roof. The playplace area on the <br />east side of the building will have glass panel walls with brick wainscoting. The <br />stucco material will also be extended up and around the top of the playplace area <br />in order to tie the two building styles together. McDonald's is currently working on <br />alternative building elevation designs which will unify the overall design, including <br />roof line treatments and the use of brick columns on the playplace portion of the <br />building. Building signage is proposed to be located within a sign band area above <br />the playplace area, on the mansard parapet roof, and on the walls of the building. <br /> <br />2.6 McDonald's Corporation originally proposed to replace the existing non-conforming <br />pylon sign in the same location; however, the sign will now be constructed in <br />conformance with the City's sign regulations (20' maximum height, 30' minimum <br />setback from the front property line, 10' minimum setback from the side property <br />line, and 100 square feet maximum area). The amount of wall signage originally <br />proposed also exceeded City's requirements (101 square feet maximum based on <br />a east wall area of 726 square feet), but will be now be installed in conformance. <br /> <br />2.7 There is an access from County Road B across the western edge of properties to <br />the north of this site from Burger King to Arby's. During the review of this request <br />and discussion of the Arby's rebuild project, the concept of extending this access <br />from County Road B south to the McDonald's property has been discussed by City <br />staff. Having this access formalized through a City easement would be beneficial <br />in that it would improve traffic circulation in this area and alleviate congestion on the <br />frontage road. Because of existing agreements and other factors, it appears that <br />the only way to acquire such an easement at this time would be through <br />condemnation; however, the City should continue to discuss the concept of <br />acquiring such an easement voluntarily with the owners of the properties as they <br />redevelop. <br /> <br />PF#2982 - RPCA (02/11/98) - Page 2 of 5 <br />
