McDonald's original restaurant at
this site, the first to open in Minnesota, was built in 1957 and subsequently
replaced by the existing restaurant in 1977. A new CUP is needed because
McDonald's is proposing to demolish the existing restaurant and construct a new
restaurant facility with an attached indoor playplace.

While the nature of the business will remain unchanged, there will be numerous
improvements to the existing operation. The major change is the new building
which is proposed with an indoor playplace with a Softplay apparatus and
seating for 60. The main restaurant will seat 70 for a total of 130 seats.

The building exterior will utilize a combination of glass, stucco, and brick. There
will also be upgrades to the existing site lighting and landscaping, and also
improvements to drive-aisle widths and drive-thru ordering convenience.
Additionally, the site will be screened from the housing to the west, and al1 trash
facilities will be fully enclosed.

The length of time required for this project is approximately 75 days starting early
April, 1998. McDonald's does not anticipate impact to traffic, noise, site
drainage, air quality or parking.

Sincerely,

c~ 4M41W

Construction Department Manager
Minneapolis Region

consVroseville2.doc
