Marlene Michels
P R for MaN De Florin
988 W. Co. Rd. C-2
Roseuille, Minn., 55113
612484 6437

ADD ITI ONRL COMMENTS
APPLICATION FOR UARIRNCE at 964 W. Co. Rd. B

1 8. -8
Create an additional lot on Burke Auenue to sell. City code requires a
buildable lot to be 85 feet wide, and haue a square footage of at least
11,888 square feet.

18, -C
Ouer the past 25 years there has been an euer increasing demand for
residential lots in Roseuille. Not many buildable residential lots are
left. Two separate lots at this location would be easier to sell that
one large lot. Lots of this size are sometimes too much for people to
maintain (yard work, etc.). Conuersations with realtors indicate that
there is a large market for buyers who are interested in maintaining a
residence in Roseuille, but on property that is smaller and more
manageable. The present residence on Co. Rd. B would be in a more
affordable range for buyers with the additional lot on Burke Rue. Sold
separately

The proposed lot size is 79.5 feet wide, it is not the required 85 feet,
and the lot at 112 feet deep does not meet the 11,880 sq. ft.
requirement. While proposed lot does not meet these two
requirements, the parcel of land 79.5 feet wide H 112 feet deep
(8984 sq.. ft.) is large enough build a home without infringing on side
lot limits. (1 B foot side lot on each side of any proposed home would
stillleaue 59.5 feet width to build on. Depth of lot is not under
require lot depth of 118 feet, and many plans could be adapted to
keep a proposed home within the limits set by Roseuille. Using the
eNisling sight line of the new homes recently constructed to the West
of the property, there would be room for a home ouer 58 feet in
