City code requires a <br />buildable lot to be 85 feet wide, and haue a square footage of at least <br />11,000 square feet. <br /> <br />18, -[ <br />Ouer the past 25 years there has been an euer increasing demand for <br />residential lots in Roseuille. Not many buildable residential lots are <br />left. Two separate lots at this location would be easier to sell that <br />one large lot. Lots of this size are sometimes too much for people to <br />maintain (yard work, etc.). Conuersations with realtors indicate that <br />there is a large market for buyers who are interested in maintaining a <br />residence in Roseuille, but on property that is smaller and more <br />manageable. The present residence on Co. Rd. B would be in a more <br />affordable range for buyers with the additional lot on Burke Rue. Sold <br />separately <br /> <br />The proposed lot size is 79.5 feet wide, it is not the required 85 feet, <br />and the lot at 112 feet deep does not meet the 11,000 sq. ft. <br />requirement. Illhile proposed lot does not meet these two <br />requirements, the parcel of land 79.5 feet wide H 112 feet deep <br />(8904 sq.. ft.) is large enough build a home without infringing on side <br />lot limits. (10 foot side lot on each side of any proposed home would <br />stillleaue 59.5 feet width to build on. Depth of lot is not under <br />require lot depth of 110 feet, and many plans could be adapted to <br />keep a proposed home within the limits set by Roseuille. Using the <br />eHisting sight line of the new homes recently constructed to the Illest <br />of the property, there would be room for a home ouer 50 feet in <br />
