Complete leeal description of property involved. <br /> <br />The Southerly 125 feet lying North of and adjacent to West Larpenteur Avenue ofthe <br />following described real property: The East 133 feet of that part of the Southwest ';4 ofthe <br />Southwest ';4 of Section 15, Township 29, Range 23, lying Easterly of the tract heretofore <br />conveyed to the county of Ramsey by deed recorded in Book "1279" of Deeds, on page 453, <br />and Southerly of the South line of Crawford Street, as dedicated in the plat of Krannak:, as of <br />record extended. <br /> <br />Westerly to Easterly line of said tract conveyed to County of Ramsey <br /> <br />10. What plan or chanee makes this request necessary? <br /> <br />The St Francis Animal & Bird Hospital needs to expand its floor area. The addition is <br />necessary to accommodate growth in the client base of the veterinary hospital. <br /> <br />11. What is the expected effect of the proposed chanv:e? <br /> <br />The proposed change should have no effect on health, safety, drainage, parking, or traffic <br />conditions. It may improve the appearance of the area by replacing a slightly unsightly <br />looking steel building with an addition to the main building. <br /> <br />18. B. State exactly what is intended to be done on or with the property which does not <br />conform with the City Code. <br /> <br />The existing steel building (northwest comer of lot) is proposed to be replaced by a <br />permanent addition to the main building. This requires a variance from the side and rear yard <br />setback requirements, The rear yard setback for the main veterinary hospital building is on <br />the lot line. We propose that the rear yard setback for the proposed addition also be the rear <br />property line. The side yard setback for the existing steel building is one foot from the side <br />property line, We propose that the side yard setback for the proposed addition be the <br />property line. <br /> <br />To summarize, we would like zero side and rear yard setbacks for the addition. This is <br />consistent with the rear yard setback for the main building, and is one foot closer to the side <br />property line than the existing steel structure. <br /> <br />18. C. Explain the phvsical hardship that makes the variance necessary <br /> <br />The St Francis Animal & Bird Hospital needs to expand its floor area. The only feasible <br />physical location for such an addition is the northwest comer of the site. All other potential <br />directions for expansion are already committed to required parking and are prohibited by <br />internal building design. <br /> <br />The proposal would involve removing an existing steel building and replacing it with <br />concrete structure. The existing steel structure is already on a concrete slab, thus there will <br />be no increase in lot coverage or runoff generated by the addition. <br />
