<br />9.6 Building Materials. The exterior finish of the expanded building must include the same or <br />similar building material on both old and new portions so as to appear as one unified <br />structure. Building materials shall be as shown on the approved building elevations (Exhibits <br />E) and shall include a combination of brick, natural stone, masonry tile, architectural steel, <br />and glass on the first floor. front (west) vertical wall surfaces visible from the public right-of- <br />way. The brick shall be of an earthen tone similar to the brick used in other commercial <br />developments in the area (Centre Pointe Business Park and Twin Lakes Business Park). All <br />other vertical exteriors walls (north. south. and east sides and second floor gables) may be a <br />combination of color impregnated rock face block, stucco, or EFIS/Dryvit, with these <br />materials matching the color and texture ofthe materials placed on the west wall. Existing <br />materials shall match new building. addition materials in color and/or texture. The color <br />scheme for the buildings shall be reviewed and approved by the Community Development <br />Director prior to issuance of any building pennits. <br /> <br />9,7 Mitigation of Impact on Adjacent Residential Uses, The east side and roof(s) of building(s) , <br />which are adjacent to single family residences, shall not have entrances, windows, loading <br />doors or docks, HV AC equipment, exterior storage, or employee activities which would be <br />visible from adjacent residential parcels (except required life safety features). In addition, <br />no noise, smell, or vibration from manufacturing activities, heating, cooling, or ventilation, <br />shall be evident at the property lines abutting residential uses. Outdoor and exterior storage <br />or sales display shall be prohibited, and no accessory buildings shall be allowed on the site, <br /> <br />9.8 Landscaping. Landscaping shall be installed and maintained in accordance with the <br />approved landscape plan (Exhibit B). In general, all areas of land not occupied by buildings, <br />driveways, and/or parking/loading areas shall be landscaped with vegetative material <br />approved by the Community Development Director. Trees and large shrubs shall not be <br />planted over existing utility lines. <br /> <br />9.9 Landscape Letter of Credit. Prior to the commencement of site development activities by <br />the DEVELOPER, the DEVELOPER shall have posted with the CITY a landscape letter of <br />credit or other security acceptable to the City in an amount equal to 150% of the cost of all <br />site landscaping and site restoration, in accordance with Section 101 0.14E of the City Code. <br />The specific amount of this letter of credit or other security shall be detennined by the <br />Community Development Director, following completion of plans, <br /> <br />9.10 Trash Handling. Trash handling shall be in accordance with Section 1010.11 of the City <br />Code, which requires trash collection areas to be within the building, Trash collection <br />activities shall be restricted to normal business hours (7:00 a.m. to 6:00 p.m. Monday <br />through Friday, and 8:00 a.m. to 6:00 p.m. on Saturday and Sunday). <br /> <br />9.11 Off-street Parking. Off-street parking areas shall be improved as shown on the approved site <br />development plan (Exhibit B), and shall include hard surfacing (bituminous), concrete <br />perimeter curbing, and a drainage plan. Off-street parking areas shall be located west of any <br />buildings on the property (Parcel A and B) and shall be set back a minimum of .l.Q.feet from <br />the west (front) property line for the existing Parcel B parking lot, 15 feet from the west <br />(front) on all other parcels, 10 feet from the side property lines (except 5 feet from the south <br /> <br />PUD Agreement #_ (Charles Cabinet) - Page 6 of 10 <br />
