<br />of all site landscaping and site restoration, in accordance with Section 10l0.14E of the City <br />Code. The specific amount of this letter of credit, bond, or other security shall be <br />determined by the Community Development Director, following completion of plans. <br /> <br />9.10 Trash Handling. Trash handling shall be in accordance with Section 1014.14 of the City <br />Code, which requires trash collection areas to be within the building. Trash collection <br />activities shall be restricted to normal business hours (7:00 a.m. to 6:00 p.m. Monday <br />through Friday, and 8:00 a.m. to 6:00 p.m. on Saturday and Sunday). <br /> <br />9.11 Off-street Parking. Off-street parking areas shall be developed as shown on the approved <br />site development plan (Exhibit B), and shall include hard surfacing (bituminous), concrete <br />perimeter curbing, and a drainage plan. Off-street parking areas shall be located west of <br />any buildings on the property (northern and southern parcel) and shall be set back a <br />minimum of 15 feet from the west property line, 10 feet from the north property line, 10 <br />feet from the south property line, and 20 feet from the east property line No semi tractor/ <br />trailer, recreational vehicle, or trailer parking (daytime or evening) shall be allowed on the <br />site, except while delivering materials. <br /> <br />9.12 Cross Parking Easements.. Proof of parking must be shown on the site development plan, <br />which shows the location of all required parking for the 8500 square foot building on the <br />southern parcel. Cross parking easements must be provided for both parcels and recorded <br />with the Ramsey County Recorder. These cross parking easements will guarantee that <br />adequate area for off-street parking will be provided if the building on the southern parcel <br />is re-used for a business other than that currently proposed. <br /> <br />9.13 Loading Areas. Loading docks and doorways must be screened from view from any public <br />right-of-way and adjacent residential parcels by 80% opaque year around screening, either <br />landscaping, fencing, or masonry wing-walls to a minimum height of 10 feet. Loading <br />activities shall be restricted to normal business hours (7:00 a.m. to 6:00 p.m. Monday <br />through Friday, and 8:00 a.m. to 6:00 p.m. on Saturday and Sunday). <br /> <br />9.14 Sign age. Signage for the site shall be limited to wall sign(s), with a total area of no more <br />than 75 square feet. <br /> <br />9.15 Lighting. Lighting for parking lots and building exteriors shall be of a downcast, cutoff <br />type, concealing the light source from view and preventing glare. Only security lighting <br />shall be allowed on the east side of the building(s). Lighting shall also be consistent <br />throughout the development and meet the requirements of Section 1010.12 of the City <br />Code. <br /> <br />10. Developer's Default <br /> <br />For purposes of this Agreement, the failure of the DEVELOPER to perform any covenant, <br />obligation or agreement ofthe DEVELOPER hereunder, and the continuance of such failure for <br />a period ofthirty (30) days after written notice thereoffrom the City (or such longer period of <br />time as may reasonably be necessary to cure any such default, if such default is not reasonably <br />curable within such thirty (30) day period) shall constitute a DEVELOPER default hereunder. <br /> <br />PUD Agreement#_ (Charles Cabinet) - Page 6 of9 <br />
