<br />color scheme for the buildings shall be reviewed and approved by the Community <br />Development Director prior to issuance of any building permits. <br /> <br />9,7 Mitigation of Impact on Adjacent Residential Uses. The east side and roof(s) ofbuilding(s), <br />which are adjacent to single family residences, shall not have entrances, windows, loading <br />doors or docks, HV AC equipment, exterior storage, or employee activities which would be <br />visible from adjacent residential parcels (except required life safety features). In addition, <br />no noise, smell, or vibration from manufacturing activities, heating, cooling, or ventilation, <br />shall be evident at the property lines abutting residential uses. Outdoor and exterior storage <br />or sales display shall be prohibited, and no accessory buildings shall be allowed on the site. <br /> <br />9.8 Landscaping. Landscaping shall be installed and maintained in accordance with the <br />approved landscape plan (Exhibit B). In general, all areas of land not occupied by buildings, <br />driveways, and/or parking/loading areas shall be landscaped with vegetative material <br />approved by the Community Development Director. Trees and large shrubs shall not be <br />planted over existing utility lines. <br /> <br />9.9 Landscape Letter of Credit. Prior to the commencement of site development activities by <br />the DEVELOPER, the DEVELOPER shall have posted with the CITY a landscape letter of <br />credit or other security acceptable to the City in an amount equal to 150% of the cost of all <br />site landscaping and site restoration, in accordance with Section 101 0.14E of the City Code. <br />The specific amount of this letter of credit or other security shall be determined by the <br />Community Development Director, following completion of plans. <br /> <br />9.10 Trash Handling. Trash handling shall be in accordance with Section 1010.1 I of the City <br />Code, which requires trash collection areas to be within the building. Trash collection <br />activities shall be restricted to normal business hours (7:00 a.m. to 6:00 p.m. Monday <br />through Friday, and 8:00 a.m. to 6:00 p.m. on Saturday and Sunday). <br /> <br />9.11 Off-street Parking. Off-street parking areas shall be improved as shown on the approved site <br />development plan (Exhibit B), and shall include hard surfacing (bituminous), concrete <br />perimeter curbing, and a drainage plan. Off-street parking areas shall be located west of any <br />buildings on the property (Parcel A and B) and shall be set back a minimum of lQJeet from <br />the west (front) property line for the existing Parcel B parking lot, 15 feet from the west <br />(front) on all other parcels, 10 feet ITom the side property lines (except 5 feet from the south <br />property line of parcel B), and 20 feet from the east (rear) property line. No semi tractor/ <br />trailer, recreational vehicle, or trailer parking (daytime or evening) shall be allowed on the <br />site, except while delivering materials. <br /> <br />9.12 Cross Parking Easements, . Proof of parking must be shown on the site development plan, <br />which shows the location of all required parking for the 8500 square foot building on the <br />southern parcel. Cross parking easements must be provided for both parcels and recorded <br />with the Ramsey County Recorder. These cross parking easements will guarantee that <br />adequate area for off-street parking will be provided if the building on the southern parcel <br />is re-used for a business other than that currently proposed. <br /> <br />PUD Agreement #_ (Charles Cabinet) - Page 6 of 10 <br />
