<br />;' <br /> <br />REQUEST FOR SKETCH PLAN REVIEW <br /> <br />~- <br /> <br /> <br />DATE: 02/11/98 <br />ITEM NO: 7(c) <br />Agenda Section: <br />OTHER ACTIONS <br />Tom Scanlon request for sketch plan review for the subdivision of a <br />51,272 square foot (1.18 acre) parcel into four single family lots at <br />2120 Cleveland Avenue North (PF#2987). <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Tom Scanlon is proposing to subdivide a 1.18 acre parcel into four lots for detached <br />single family residential development. Three alternative lot configurations have <br />been prepared for discussion purposes. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Mr. Scanlon purchased this property approximately one year ago. The property is <br />currently occupied by a single family residence, which the applicant intends to <br />demolish prior to developing the proposed subdivision. <br /> <br />2.2 The City's Comprehensive Plan designates this area as Low Density Residential <br />and the property is zoned R 1, Single Family Residential. While this particular parcel <br />is not specifically addressed in the City's Comprehensive Plan, it has been the <br />policy of the City to discourage the platting of smaller lots in areas occupied <br />predominantly by larger lots, the use of private drives, and the use of flag lots. <br /> <br />2.3 Anyone of the three lot configurations would require variances from the City's <br />zoning ordinance and subdivision ordinance. The lots do meet the minimum lot <br />requirement of 11,000 square feet; however, lot width variances would be needed. <br />All three scenarios would also require the use of a private drive, which has often <br />times been problematic for the City in the long term. <br /> <br />3.0 SUGGESTED ACTION <br /> <br />3.1 Provide direction to the applicant and staff on Mr. Scanlon's request to subdivide <br />a 1.18 acre parcel into four lots for detached single family residential development. <br /> <br />Attachments: Location map, three altemative lot configurations, and letter from Pat Igo (realtor - on behalf of <br />the property owner). <br /> <br />M:\RPCA\PF2987.SKT <br /> <br />PF#2987 - (02/11/98) - Page 1 of 1 <br />
