<br />1. The City's Comprehensive Plan designates this property as Business. <br /> <br />2. The City's Comprehensive Plan and the Tower Place Business Park <br />Redevelopment Master Plan states that this area should be developed as <br />retail and office uses. <br /> <br />3. The property is currently zoned 1-1, Light Industrial District. <br /> <br />4. The proposed rezoning will bring the property into compliance with the City's <br />Comprehensive Plan designation and development policies for this area. <br /> <br />5. There is capacity in the on-site parking, traffic system, and the utility system <br />to serve the proposed change in use. <br /> <br />6. The proposed rezoning will not adversely affect the public health, safety, or <br />general welfare. <br /> <br />4.0 STAFF RECOMMENDA TION <br /> <br />4.1 Based on the findings outlined in Section 3.1 of this report, staff recommends <br />approval of the request for rezoning of a 1.8 acre parcel from an 1-1, Light Industrial <br />District, to a B-3, General Business District. This approval should not constitute <br />approval of a specific site or development plan. since plans are still in the <br />development stage. The approval should only address the rezoning of the site. <br /> <br />~o SUGGESTEDACnON <br /> <br />5.1 By motion, recommend approval of the ordinance rezoning the 1.8 acre parcel from <br />an 1-1, Light Industrial District, to a B-3, General Business District, based on the <br />findings outlined in Section 3.1 of this report.
