<br />. , <br />, <br /> <br />3.0 STAFF COMMENT <br /> <br />3.1 In reviewing this request, staff has made the following findings: <br /> <br />1. The City's Comprehensive Plan designates this property as Business. <br /> <br />2. The City's Comprehensive Plan and the Tower Place Business Park Redevelopment <br />Master Plan states that this area should be developed as retail and office uses. <br /> <br />3. The property is currently zoned 1-1, Light Industrial District. <br /> <br />4. The proposed rezoning will bring the property into compliance with the City's <br />Comprehensive Plan designation and development policies for this area. <br /> <br />5. There Is capacity In the on-site parking, traffic system, and the utility system to serve <br />the proposed change in use. <br /> <br />&. The proposed rezoning will not adversely affect the public health, safety, or general <br />welfare. <br /> <br />4.0 STAFF RECOMMENDA TION <br /> <br />4.1 Based on the findings outlined in Section 3.1 of this report. staff recommends <br />approval of the request for rezoning of a 1.8 acre parcel from an 1-1, Light Industrial <br />District, to a B-3, General Business District. This approval should not constitute <br />approval of a soecific site or develooment olan. since olans are still in the <br />develooment staae. The aoproval should onlv address the rezoning of the site. <br /> <br />5.0 PLANNING COMMISSION RECOMMENDA TION <br /> <br />5.1 On March 11,1998 the Planning Commission held the rezoning hearing. Based on <br />the findings in Section 3.1 of this report, the Planning Commission recommended <br />approval of the request for rezoning of a 1.8 acre parcel from an 1-1, Light Industrial <br />District, to a B-3, General Business District. <br /> <br />6.0 SUGGESTED COUNCIL ACTION <br /> <br />5.1 By ordinance (attached), approve of the ordinance rezoning the 1.8 acre parcel from . <br />an 1-1, Light Industrial District. to a B-3, General Business District, t2,ased on the <br />findings ouUined in Section 3.1 o{ this report, w, t\.
